The Hungarian Golden Visa is now starting after all: the first real estate investment fund has been approved.

The first Hungarian real estate investment fund has finally been approved for Golden Visa.

It's hard to believe: although the legislation for granting 10+10-year Hungarian residence permits has been in force since July 1, 2024, it took until this week for the first real estate fund to be approved to accept Golden Visa investor funds.


Explanation: Hungary enacted a law effective July 1, 2024, under which an investment of €250,000 in a Hungarian real estate fund allows the investor and his/her family to obtain a long-term residence permit (including a Schengen visa). Demand for these Golden Visas has been very high from the outset, but the numerous real estate funds that have been operating successfully in Hungary for years have not been approved to receive these investor funds. Accordingly, no Golden Visa applications could be submitted, as the residence permits are only issued after the investment has been made.


On October 28, 2024, the first real estate fund received the necessary additional approval.

We do not yet know what properties the fund product of this fund has. However, we will keep you informed in the coming days.
